Corner of Sixth Ave and Sprague a-changing
A squirrel in my attic did a little chattering about the strip mall at the five-way corner of Sixth Ave and Sprague. Seems the current owner plans to sell to a developer who may tear the whole thing down. The deal should go down in June. In it's place: Can you say Walgreens? Eh, it is what it is. It wouldn't be amazing progress but maybe they'll help clean up that corner a bit.
If you could do something with that corner, what would it be? A park? More condos? A parking garage for all those patron-hungry Sixth Ave. businesses?

Condos don't make sense at the present time. Sprague is too unruly a thoroughfare, further, with all of the parking requirements, proximity to other suburban-class retail, the only thing I see going in is perhaps... Walgreens.
It's a shame that's the current state of things. The concept route for the streetcar line runs just by this parcel.

The property is zoned NCX so if they are putting in a new Walgreens it would be nice if they took advantage of the zoning and did a mixed-use project. That area also gets the 10 year tax abatement. Maybe the people should demand more or we are just going to get a blah Walgreens.

Another single one story box in the middle of a multi acre blacktop?
It would be nice if they study something attractive such as a building built next to the sidewalk, housing above and retail on the first floor. Oh well.

Um, isn't there a Walgreens just down the street already? I do hope the rumblings of change are regarding something more creative. Or a mixed use. And there's another Walgreens down on Pearl, too. Perhaps I just get nervous when too many "Wal"things are in the same neighborhood as each other.

Oh yeah, the number of times I've thought "what this neighborhood needs is another all-night pharmacy." Blech.
Plus, they're messing with my Baskin Robbins.
We do need a park very badly, but if they have to make it a commercial use, a movie theater would actually be very nice. (Not going to happen, I know.)

One Walgreens on 6th Ave. isn't enough? And that's, what, 8 blocks or so from the chain drug store that closed on MLK. I think that was a Walgreens too. There should be zoning regs. to prevent this sort of thing.

I'm all for the park or farmer's market idea. There are already too many Walgreens in Tacoma. Drive down Pacific Avenue and you'll count at least five from downtown to Spanaway.

The Central Tacoma Neighborhood Council has been hearing from the developer about the proposed Walgreens. I think it is sad that this has not recieved as much attention as the Proctor Safeway.
Here is some info on the Walgreens project on Safeway. Seattle said no to a suburban style building. Will Tacoma?

Jake: Wow, wouldn't that be great if Tacoma required a mixed use project like that one? Sixth Ave could be a truly amazing place give more projects like that. Thanks for the link!
